Apartments in India are sold on Super Area basis. Taking advantage of buyer’s limited knowledge of technical terms, real estate brokers and developers often sell smaller livable areas to the homebuyers.

However, if you understand the basics and do a little bit of homework, you may save lacs of rupees and pay for what it is actually worth it. Our Carpet Area calculator helps you understand the actual usable area in an apartment.

Thumb rule before buying any builder apartment

We advise you read the instructions here before using this calculator. There are some hidden areas in the apartment that  are part of Carpet Area but they are generally not highlighted by the developer in artistic plans.

Why are we not calculating loading on the built-up area (including walls)?

Built up area is the carpet area + the area of the walls. The thickness of walls and the area covered can never be calculated by a homebuyer. The developer often lies about the thickness of the wall and always provide overinflated built-up area figure. It is best practice to calculate the loading on carpet area only.

The advantage for you is, you would never need to know the built-up area while comparing the loading of various available apartments.

Using the calculator:

• Please fill in the Super Area in the first field on the calculator.
• Enter room dimension in Feet and inches.
• If any area is not applicable to your floor plan, leave it empty.
• Labels like Drawing room or Balcony are for the namesake only. Shall you need additional fields, for example, Bedroom 5, feel free to enter in any other unused section.
• If the section 1 to 19 is not sufficient, click Add more Area button to add more area.

Be careful about some of the areas the are not earmarked in the artistic impression of floor plans. For example, the areas marked in Red boxes are very much part of the carpet areas but their dimension is not provided in the floor plan. Either clarify these with the builder or use approximate dimensions to include them in carpet area.

The difference between the super built-up area and the carpet area is called loading. Loading factor of an apartment is the factor which when multiplied by its carpet area gives the super built-up area. It is the multiplier applied to the carpet area that accounts for a flat’s proportionate share of the common area. It can be calculated as the quotient of the super built-up area divided by carpet area minus one.
